The first 500 or so rooms open next month, with the remainder of the
2000 rooms to be completed by Fall '92.

I just switched my March reservations at CBR to Dixie's Landing.
Same price..... there are no specials at the more expensive
places (Y&BC,Poly,etc) for annual passholders...
Anyhow, I have requested Non-smoking.
The CRO person that handled my call was extremely impressed with
Dixie's Landing. Before they open to the public they have a early
opening for employees. For some reduced rate employees can come
and stay and be the "guinea pigs". Anyhow, this CRO reservationist
had just taken advantage of it the weekend before my call. and
went on for about 5 minutes abot the place. She said the reservations
area was really elegant; not like CBR's. And the rooms were really
nice, and the 3-acre recreation area (including fishing) was great;
and there's a place two purchase picnic lunches that you can take
out to the recreation area, etc... She had stayed at CBR also and
said Dixie's Landing was much more classy(SP?).
We shall be staying there in late March, in the meantime, if anyone
stays there before then, please let us know what it's like...

| They had an open house at Dixie Landings on Feb. 1 and 2.
We didn't stay for dinner (Cajun cooking just didn't seem right for my
mother), but the restaurant was open and serving. The gift shop seem fairly
large. And yes, the reservations area is elegant. I was especially
impressed by the large, linear motion fans operating from the high ceiling.
By linear motion, I mean they moved back and forth, not around and around.
It was night, so we really didn't get to see any of the grounds.
Alligator Bayou is the section that's opened now. I forget the name of the
other section.
They have a $69 special for Florida residents only, through sometime in May,
with limited availability and some blackout dates.

We stayed at the new Dixie Landings Resort at Disney World last
week. Here is what I thought about it.
The resort is styled after the old South, along the Mississippi
River. A manmade river runs through the property, then down past
Port Orleans and all the way to the Marketplace. The central
building (check-in, gift shop, restaurant, food court, game
arcade) is a gracious southern plantation, attached to an old
mill. The rest of the property is divided into two sections.
Alligator Bayou is supposed to be Bayou cottages, with wide
verandas, and meandering paths through the bayou. There are 16
buildings, each with 64 rooms. Each building is really a cluster
of four linked two story cottages, so you get a feeling of a
small cottage rather than a large hotel. The other section is
Magnolia Bend, which represents the old Plantation mansions.
Each building is styled more classically, with two story white
columns in front and formal gardens. Parts of these buildings
are three stories, while the rest is two stories. Each of the
four mansions has around 256 rooms. If you have been doing the
math, you know this ends up at a total of over 2000 rooms!
When we arrived, about 650 rooms in the bayou cottages were open.
They opened up about 250 more by the weekend, for a total of
around 900 open. The plantation mansions are still under
construction. One of the bellhops told us that section was
supposed to open at the end of April.
We were in a ground floor room of one of the bayou cottages. It
was a nice, if fairly standard, room. The decor was somewhat
rustic - the bed frames were made of logs, the dresser/
entertainment center was styled like a pie safe (wood frames with
perforated tin fronts), etc. We had two double beds, a table and
two chairs, the pie safe dresser with doors on top hiding the TV,
a cedar chest, hooks on the wall and a closet rack for hanging
clothes, double sinks and a small bathroom.
Each group of five or so buildings has its own small swimming
pool. Then there is Ol' Man Island where there is a larger
central pool with wading pool, spa, slide and waterfall, as well
as a poolside bar and a great playground for the kids. You can
rent boats and bicycles at the Dixie Levee (dock) right outside
the main building.
For food, there is both a full service restaurant and a counter
service food court. We did not eat at the restaurant, but had
breakfast at the food court every day, as well as a snack the
evening we arrived and lunch the day we left. The food court has
five areas: pizza and pasta, a grill (burgers and chicken,
pancakes for breakfast), a bakery, a cajun broiler (ribs and
cajun chicken, breakfast buffet), and a market/deli. Drinks are
at a central beverage island - you buy the cup and all refills
are free and self service. The food was mostly pretty good, and
not terribly overpriced. (just a little :-). However, they all
seemed terribly slow and disorganized! One person would give an
order for, say, pancakes, at the grill. Then they would wait
while the pancakes cooked before taking the next person's order!
The bakery people were slow too. I hope this is just opening
week jitters and they get it straightened out, because otherwise
it will be horrible when there is a crowd. We went to the Port
Orleans one evening and had beignets, so I can compare the two
food courts. There is at least three and maybe four times as
much seating at the Dixie Landings food court, and the layout of
the counter areas is much better (more spread out, not all in one
tight little circle.)
The transportation system worked great. There are three bus
stops at Dixie Landings. The buses pass through both Port
Orleans and Dixie Landings, then off to their destination. They
may change this in high season, when the buses are really
crowded. We never waited more than about 10 minutes for a bus,
and the only time they were crowded was after the evening shows
at park closings. We also took the river boat from the hotel
down river to the Marketplace /Pleasure Island, and that was fun
too.
All in all, we would definitely stay at Dixie Landings again. We
walked through Port Orleans, and decided we liked Dixie Landings
better. I would say the difference is a city versus a country
environment. If you like the action and city pace, stay at Port
Orleans. If you want a more laid back, countryside environment,
try Dixie Landings. We didn't get a chance to check out the
Caribbean Beach (the third "low price" resort), so I can't
compare that one.

| I walked around Dixie Landings (DL) and Port Orleans (PO) as well
as Carribean Beach Resort (CBR) so I will try to add some comparisons
here, but th previous note said it all about DL!
Dixie Landings is a bit like CBR in that it is spread out. A central complex
houses the eateries and central pool, but there are separate pools in the
outer areas. It's a long walk from some of the outer buildings back to
the central area, just as at CBR.
Port Orleans is much "tighter," much like a series of city blocks, but
well-landscaped. Each block is a three story building. You can walk
from one end to the other, past the pool area, in about two minutes.
I think there is only a central pool; I did not see any other, but they
could have hidden them. If that's the case, it could be crowded around
that cental pool on a hot day. The area's not as big as CBR's central
pool area at all.
Both DL and PO have a waterfront on the Sassagoula River, which is a man
made waterway which is not very wide. The CBR's marina is far superior.

| We stayed at Dixie Landings last weekend. (Booked the weekend before
-- "Rooms are available" signs all over the roadways!) It's a pretty
place as previously described and nicer than Port Orleans in our view.
However we did have several nits to pick.
The first was that they confirmed a room for us at $99, then told us
when we got there we had to pay top rate of $104. Funny thing is that
a confirmation just arrived at our home for the $99 rate. Not a big
difference, but irksome. They also did not deliver on their firm
promise of a king size bed, stating on arrival that there were only
about 50 among all 2000 rooms! If I had known that when reserving, I
might not have done it, as my 6-2 frame doesn't fit well in a standard
bedframe.
Be aware that the Alligator Bayou room decor is VERY rustic. The
boards on the sides of the bed are rough sawn and love to snag nylons
and wool slacks (it was cold there last weekend...).
The biggest problem for us was the plumbing noise from toilets and
showers that resonates throughout the building. Maybe this is a
simulation of some historic bayou communications system. The new
"ballistic flush" toilets make matters worse. You press a large button
on the top of the tank and -- FOOM! -- the contents are blasted to
Never Never Land! The problem is that late night and early morning
FOOMing from surrounding rooms tends to be less than conducive to a
long restful night. The second night was better though, as everyone
was obviously too tired from the day at Disney to play with the
plumbing. Of course none of this might be a problem for a sound or
short sleeper, but we found it a little disruptive. We probably would
not stay at Dixie Landing again because of it.
If you are not concerned about any of the above, and many people will
not be, Dixie Landings is a pretty and pleasant place to stay on Disney
property for not a lot of money. Be sure to try the gumbo and a Dixie
Beer, but go to Port Orleans for beignets (mid-day when they make them
fresh to order).

We stayed at Dixie Landing's from 3/26 to 4/2. We stayed
in the Alligator Bayou section of the Resort. Yes the
toilets go VOOM. They are quite loud, and if you are on
the lower floor; like we were; you can here the plumbing;
water draining; etc. They did not do a good job of
soundproofing the plumbing. Anyhow; maybe it's not so
bad on the upper floor; you won;t have to listen to water
draining from units abouve and around you. Yes the wood
is very rough planed/sawed. The end bed posts are made
of tree logs; with the sharp ends of the bed sides sticking
out. I scraped my leg pretty good on one of them.
The rooms; Are like CBR; I tend to think alittle
smaller. We had a room with two double beds. There was at
most a foot between the bathroom wall and the first bed;
then a small table between the beds and then some space on
the wall before the door. The door opened into this space;
so you really couldn't put anything there. They do not have
the stocked refrigerators here (not yet anyhow). They'd have
to put it behind the door next to the bed. The opposite wall
had a small table with 2 chairs; then the unit with the TV in
the top and three drawers in the bottom. Next to that was a
traveling trunk (not openable) with a cushioned seat. They could
remove that if they wanted to add a refrig and not put it
behind the door. They there was the double sinks; luggage/clothes
rack; and toilet/shower in a small room off from the sinks.
Now I have a large map of Dixie Landing's that they provided. So
I will try and describe the setup.
The Magnolia Bend Side of the resort is the side that looks like
old plantation manors; They had a picture in the lobby of the rooms
for this side; and it was nicely furnished with I think a cherry
finish. They had part of one building open; no rooms available.
That was Paraterre Place; They were close to opening Oak Manor.
Magnolia Terrace and Acadian House still had barriers around
them. They are two stories high on the outer wings; and in the
middle they are three stories high. They plan to have this half
open by the end of June; for the summer. There are two laundries
and two quiet pools for this half. One between Parterre Place(PP) and
Oak Manor(OM) and one between Magnolia Terrace(MT) and Acadian
House(AH). There are two bridges on this side. The one between
PP and OM goes to the far side of the Central area. The other bridge
between MT and AH goes onto OL MAN ISLAND. Crossing this you can take
the Bridge between OL MAN ISLAND and the Central Area. PP seems to
be the most isolated from a DEPOT!!! If you plan on taking the busses
alot. There are about 256 units in these buildings.
The Alligator Bayou side is divided into several lodges (ldg on the
rough map below) Each of these have 64 units in them. We were in
lodge 26. Note I've drawn a map below; it's rough; but it lets
you know the placement of the different lodges and buildings.
NOTE WELL:::: This map is very deceiving.... The walkways meander
all around the place. There are no straight paths from one
place to another. In many places two buildings look close together
but they are really separated by dense foliage; somewhat wet and
in other places actual shallow water with lilly pads etc in it.
As an example you can't go from lodge 26 across to the quiet pool
near lodges 35 and 39; there is dense almost marshy looking foliage
there. I don't think we could even see those lodges from 26!
There is one bridge to Ol Man Island between 27 and 39. Otherwise
you follow the path to the central area and take that bridge over to
Ol Man Island
In the map below; the 4 depots are marked; as well as the central area;
Each quiet pool had restrooms/lockers/and a laundry. The laundry is $1.00
for wash and $1.00 for dryer. From 26 it was easier to walk onthe side walks
to the pool/laundry between 28 and 25 then to cross the landscaping to
the one that was physically closer(on the other side of 26; but across
grass; landscaping; and it was wet.
The Central area consists of 4 buildings (A,B, and C are connected)

I have the fold out atlas, guest info book from Dixie Landings if any
one in the southern NH area is interested in borrowing it, or stopping by
to see it (I'm in NUO) if you are planning on staying there in the near
future. And for those of you who might feel some withdrawal from work;
there is now the guest messaging service (like Voice Mail).
" When you are unable to answer calls to your room, or when
you do not wish to be disturbed, the Walt Disney World
Resore Guest Messaging Service will answer the calls for you.
Your messages are stored in your personal "voice mailbox"
to be retrieved directly by you. Unless you choosed to delete
them, messages remain in your voice mailbox until you check out."
You can retrieve messages from inside your room and also from
outside the room (but in the hotel) or outside the room (and
outside the hotel)
Listening : touch "2"
You can change the password htey have set for you; record a
personal greeting; record a name for identification fro when
you call others; cleanup messages; etc... Messages are kept
in a holding area for 3 days after you check out. Special
instructions to retrieve thm after you've checked out.
Didn't use the pool... But it looked nice; we have extra pictures
of the pool area and of dixie landings if anyone would like them....

| Mick,
I would call the CRO every morning between 9 and 10 to see if there are
any cancellations for the CBR. A castmember at the CBR told me that the
reservation database does not get updated during the day when
cancellations come in but late at night. She did say that some info is
available during the late afternoon but strongly suggested that I call
around 9 in the morning.
If you find a room at the CBR via this route you should be able to
transfer any payments you've made to straighten out things. I would
keep checking up until the day before you leave.

P.S. Your wife has good taste...I like the CBR best of all...we'll let
Jim Pappas have the Y&BC. Jim always struck me as a Cape Cod kind
of guy.

| Well, as pointed out in a recently entered note on the comparison of
the three economical resorts (CBR/PO/DL) it depends upon the
individual.
If you like water sports and a real laid back kind of atmosphere then
go to the CBR.
If you are into Jazz then go to PO.
If you are a fan of Gone With the Wind go to DL.
The CBR has more pools and offers a great lagoon to jog around
(especially late at night and early in the morning).
PO and DL does not offer the same atmosphere. They both have sit-down
restaurants...the CBR does not but it's got a pretty decent food court
that kids love.
Doesn't DL also have the infamous loud plumbing?
PO and DL are closer to TMK and CBR is closer to MGM, EPCOT, TL, and
PI.
I also feel that the CBR offers a faster route to Kissimme but I'm sure
I'd get arguments about that.

| Having stayed at both CBR and Dixie Landing,my family liked DL better
than CBR, but only slightly. Stay on one of the top floors and the
plumbing is quiet.We liked the food arrangement at DL,buses were
convenient and we especially liked the boat rides from Dixie Landing
by the golf courses down to the Empress Lilly. The rooms at DL were
ok for the 3 of us. I don't think that you'd be disappointed with
a room in Magnolia bend. that's where we stayed as well. You're in
Disney and that's really what matters

have a question on the different buildings at DL. What building would
be the most convenient to stay in as far as the pool, buses, and the
main building go? If anyone has any opinions on which building they
thought would be the best one to stay in, I would appreciate it.

| I just got back (Friday) from staying at Dixie Landings; my daughter
and I were in the Magnolia Bend part of the resort, in Parterre Place.
We were on the third floor with a garden view and we LOVED it. No
matter where you are in the resort, there are bus locations
conveniently located in three different spots PLUS outside the main
buildings. We never used the location next to our rooms because it was
less than a 5-minute walk from our room, and we loved the walk. There
are several small bridges that connect you to the main buildings from
your room, and each cluster has its own GIANT heated pool and laundry
room. As per usual, Disney knows how to please its guests. I can only
rave about Dixie Landings. The food court is great when you just want
to grab a quick breakfast OR lunch (we didn't do dinner there) because
of its convenience, price, and quality. We ate at the sit-down
restaurant twice for breakfast, which we enjoyed. There's an arcade
room, a HUGE "general store" that compares to the Mickey's Character
Shop at the Disney Village. There's a boat that transports you from
Dixie Landings to the Village, stopping at Port Orleans, if you'd
rather do that than a bus. The buses are NEVER more than 20 minutes
waiting time and that's only for the Village/Pleasure Island. There
are buses every few minutes for the Magic Kingdom, Epcot, and MGM
Studios. The only time we ever had to wait was for the Village which
also was the same bus that went to Typhoon Lagoon. The buses transport
you as close to the parks as you can get; when we went to the Magic
Kingdom we skipped the monorail/ferry ride entirely and were driven
right up to the turnstyle to get in the park!
The best part about Dixie Landings is privacy. We never saw a
housekeeper, never heard our neighbors, and felt secluded enough to be
comfortable and yet accessible enough not to worry about anything.
Where we stayed was the newest addition to Dixie Landings. We didn't
have those rustic beds everyone mentioned in previous notes; the beds
were pineapple beds that were a little on the high side, but smooth all
the way around. And the mattresses were so comfortably firm that I can
hardly remember a single thought from the time I hit the light until I
was asleep.
There are bikes and boats for rent, a centralized "Old Man River" pool
right near the main buildings complete with slide and wading pools for
the kids (we didn't use this since it was just me and my 19-year-old
daughter), and of course the dock that provides the "free" boat to the
village.
GREAT place! And after the first "whoosh" with the toilet, you get
used to it.

We are staying at Dixie Landings since CBR was full. I got some
good recommendations on where to stay in CBR from a friend (Hi Ruth)
but she's never stayed at DL. Anyone got any advice on where is
best/ where to avoid?? I'm not concerend about views (we probably
wont spend much time in the room except sleeping anyway) and dont
want to pay extra for them. However, I dont want to be too far
out where its inconvenient or someplace exceptionally noisy.
Another question - how tall are the buildings? Megann is not a
big fan of elevators (she's afraid she'll get stuck in one).
Are there are enough floors that if you get a higher floor the
stairs aren't a viable option? If I call and request a 1st or
2nd floor room, what are my chances.
I'm a light sleeper so the stories about the toilets flushing have
me a little worried. How bad are they?
Lastly, do any of the rooms have refrigerators or mini-bars?
I requested a non-smoking room. I wanted to know if I should call
again and add to my request (I could call them but I'd rather
save the long distance call and know what to ask for first).

Th buildings in DL have two or three stories, so stairs will not be
unmanageable. The ads you see in magazines and on television show the
buildings in the Alligator Bayou section of the resort. They are more
rustic in appearance and are on the same side of the "river" as the
restaurants, arcade, store, front desk, etc. The Magnolia Bend Mansion
buildings are on the opposite side of the "river" from the above
facilities. The buildings are taller and the decorations are "fancier",
although the rooms are the same size with a similar layout. There are
pictures of the two types of rooms in the MKC '93 member brochure
available from Personnel. There are bus stops in both areas to catch
the transportation to the parks.
The "Atomic Flush" toilets are no that bad -- they have them in Port
Orleans, too. We were on the third floor in a corner room and they
didn't bother us at all.
You may have trouble getting very many requests filled -- we tried
to book a room there 6/16-19 and the hotel is full. Decide which
request is the most important to you and shoot for that one.

floor (walkable; my daughter and I did it most of the time),
non-smoking, overlooking the garden, in Parterre Place, the newer
section (Magnolia Bend) of DL. The toilets "whoosh" but the sound is
over in a second and then it's quiet! You're going to LOVE Dixie
Landings. Can't wait to see your trip report!

| We stayed in Alligator Bayou last May - it hadn't been opened long. We
were on the first floor, in a no-smoking section. We didn't have to
double check anything, but it wasn't so crowded, either. And we didn't have
a lot of noise from the rooms above, which were occupied. I don't know about
a 'fridge. We didn't ask for one, so I'm not sure. We brought a little
cooler and we filled it with ice each night for things we couldn't finish!
I didn't think the toilet noise was bad - and it was *nothing* compared to the
Carnival cruise I just went on, where the hydraulic toilets actually cause a
draft while flushing! (And you'd better not flush while sitting, or you could
be sucked down the deck below! ;-)
My nephew and parents stayed in Alligator Bayou this past February. They
loved it. It's nice and close to the food court, too (which was important
when I was there with my grandmother and may be important with a 6-year-old).
FWIW, my nephew (10) says he'll *never* stay in the Magnolia Bend section
and wants no part of Port Orleans, because they're "just too fancy!"

| One point about the bus transportation at Dixie Landings. The same
buses serve both Dixie Landings and Port Orleans. Port Orleans has
only one bus stop, while Dixie Landings has four. In the early morning,
when traffic out of the hotels was heavy, it seemed like there was one
bus serving Port Orleans and the main bus terminal at Dixie Landings
and a second bus serving the three outlying bus stops at DL. This
worked well and there was space for everyone at the terminals to get
onto the buses. Other parts of the day, when the demand was less, one
bus was used for all of both hotels.
Returning from the parks, however, was another story. Frequently, even
with standees, there was not enough space on the buses for everyone,
and passengers were left behind to wait for the next overcrowded bus.
Port Orleans is really too small to require a bus by itself (although
it was nice in December 1991 before DL opened), but it, merged with
Dixie Landings, is stressing bus capacity.

| I definitely agree with Linda on this one. Megann got good at riding
the bus standing but late at night when we were heading back after
the parade and fireworks she wanted a seat because she was tired.
Many nights we lucked out and usually when we didn't there would be
someone nice who would offer us their seat. If Megann was tired and
there was no one else in more dire need, we took it. Actually
the one time I declined an offered seat was on the monorail and the
gentleman that offered seemed somewhat offended so we ended up taking
it anyway. After that, it just seemed easier to take the seat and
politely thank the person offering.
One thing that I did was whenever the bus was crowded I would take
Megann in my lap to free up another seat which meant one more person
got to sit and one more person got on the bus. I noticed some
other parents did this as well, but not all.
The good news about the bus capacity was that whenever you couldnt
get on a bus because it was crowded, there was always another not
very far behind. We never had to wait long for a bus.

| I went fishing there in April 1993, with my five year old daughter.
She had never been fishing and wanted to try it. The person running
the fishin' hole put the worms on the hooks for her. We fished for
about a half hour, didn't catch anything, but she had alot of fun.

2 stories high, repeat stay we just loved it!!!!1
But a word to the wise.....
We had our 15mo. old with us, and our own umbrella stroller, there
are no elevators on the AB side. So to get to our 2nd floor room,
we had to carry her in the stroller up 3 stairs to get to the first
level, then up a full flight of stairs to our level, NO FUN at the
end of a LOOOOONG day.
There is a different section where the buildings look like they
might be taller, perhaps there are elevators there for stroller
and wheelchair folks.

| I've just returned from Dixie Landings and absolutely loved it. We
stayed in the Magnolia Bend section at the Arcadia House, it was about
a 1 minute walk to the North Station bus depot & less than a 5 minute
walk to the Main building. Very convenient. The rooms were on the
smaller scale, but perfect for 2 people at Disney World where 85% of
the time you're out of the room, anyway. They were, however, clean &
beautifully decorated.
The food court and Boatwrights, their sit-down restaurant, had really
great breakfasts(we didn't eat dinner there) for either a moderate or
huge appetite. (Delicate eaters need not apply!) Even the burgers were
excellent.
Everything was charming from the wooden bridges around the resort to
the adorable baby bunnies we seemed to find everywhere. I would
strongly recommend Dixie Landings to anyone!

| Funny you should ask! I spoke with a reservation person yesterday, and
they stated that some of the rooms at dixie landings COULD accomodate
five because they have an extra bed. (I don't remember if she said
trundle bed or day bed. sorry).

| I have a reservation at Dixie Landing for August 1996, since it is the
only one of the medium price resorts that can accomodate five people.
The other medium price resorts (Port Orleans and CBR) accomodate only
four people. I was told there were two double beds in the room and a
trundle bed under one of the double beds. I was told when I made my
reservation that the trundle beds were only in one section of Dixie
Landing, but I do not remember whether it is Magnolia Bend or Alligator
Bayou. In addition, I got the impression that not all of the rooms in
that section had the trundle bed. If you are thinking of going at
a busy time, you should probably make a reservation. My understanding is
that for five adults space would be tight, but for two adults and three
children you should be ok.
When I stayed in Port Orleans last year, someone had the table and
chairs removed from their room and a roll-away bed put in. But, my
understanding is that they do not do this anymore.
