I am thinking of letting my house. Does anyone have any suggestions,
tips, do's and don'ts they would like to let me in on? Is it best to
do it via an agency? Should you let it yourself, if so what are
the legal angles? Any help appreciated.

All the advice I have been given is to use an agency, My girlfriend has
spoken to one, Castle I think, and the only thing we are not happy with
at the moment is, they charge 12�% commission, which is reasonable, BUT,
if the tenants default on the payments, it is up to you to get the
money..!!....not a good situation, especially if you are abroad/long
way away etc etc...IMHO I think that they should deal with things like
this.
They recommend that you leave the place furnished, and with
cutlery/kitchen thingies etc etc, but remove things like bedding,
pictures, ornaments etc etc....
I don't know what the legal aspects are, we will be talking "seriously"
to them soon, as the first phone call was a "fact finder". As soon as I
have any more info I will post it here

Thanks Paul. I would prefer to let unfurnished, we need to take
our furniture with us and can't really afford to buy new stuff.

One thing - there's a good market for unfurnished 'cause so many
people let places furnished under the misaprehension that it's still
easier to get a tenant out of furnished properties - it apparently
isn't according to an agency I spoke to recently.
The same agency said they had problems with landlords furnishing
an unfurnished house when they had loads of people looking for
unfurnished even though the house was unfurnished to start with,
same reasoning.
Guess it depends whether you want short stay relocating people passing
through to let it or someone who wants to treat it as their home.
Many furnishings in rented property end up stacked in spare space
by the tenants anyway for fear of a coffee stain costing them an
exhorbitant fee from the agency to remove at the end of the tenancy.

I've been letting my house in Basingstoke for around 7 years now
( Cant get up the courage to go back ), there are *lots* of things you
should be aware of. The best advise would be to go to a reputable
agent ( It costs more, but your safer ) and dont expect to make loads
of money at it ( any ;-( ), an agent will usually take around 15% +/- a
% and will possible hold back 33% against any possible tax liabilities.
If you let furnished/unfurnished a short term (min 6 months max 1 year )
lease is best you can then at least get rid of unwanted tennants after
that period, an unspecified length of time lease can be very difficult to
teminate.
Have some spare cash laying ready for emergencies burst pipes etc, and do
NOT leave anything in the house you want to keep, write off everything
you leave behind I'm not saying tennants are going to be really bad but
if you leave your great grandmothers white sheepskin rug behind hopeing
its going to be in a1 condition 3 years later you may be very disappointed,
best to Forget everything and be pleasantly surprised than disappointed.
