First check local set back rules; others may have done it, you
may no longer be able to build out into/over/onto the water.
I know a builders' supply place in Newport Vt that has a whole
rack of plans like that - vac homes, expandable starter homes, boat
houses that look like two car garages with apartments over, etc.
I'd check the rack at a local Summerville lumber or Wicke's first,
pick up a plan packet and see what other plans they list on the back.
I won't be able to remember the name of that place in Newport until
I've closed this note - its "something and somebody" maybe tomorrow ?

| I don't have a source for plans, but can tell you where to go
to get some ideas. Take a boat ride around Lake Winnipesaukee,
there are some beautiful boathouses/peoplehouses there. Two of
the best belong to the Marriotts and their next door neighbors,
both of which are on your port side as you enter Winter Harbor.
Make some sketches or take some pictures and from there it would
be a "simple" matter of having an architect draw up plans.
As Reg said, a lot of rules have changed and permits may be hard
to get. Some people can't get permits to build a dock right now,
but I know of at least one new boathouse/house presently being
built on Lake Winnie. The Marriotts rebuilt their's a few years
ago after it burned to the water, but that was probably grand-
fathered. You got any friends in high places? 8^)

| I should have given my location in my original note. I live in Virginia
we have a beautiful, non crowded, very large lake. Currently there
are no major restrictions that can't be overcome on building a boathouse.
I do plan on boating around and take pictures of existing places. I
was hoping to find a book of plans, like you see for houses. I plan
on doing most of the construction and nice detail plans may make
life easier.
