many thanks for taking the time to enter that info. I know what to look out 
for in the future! My problem turned out to be woodworm after all, and 
treatment was far less hassle than yours!

    	I would be interested in how what you did about your woodworm as I
    also have that to deal with as well. Did you treat yours yourself ?
    Was it extensive or localised ?

Quite restricted (I hope!) Most noticable where the carpet gripper rods
were, on one wall mainly. The floorboards were like cardboard. I replaced 
what i could see was affected (only about 4 boards width away from the wall)
and sprayed the boards in the room plus underneath and the joists. Not sure
that I've caught it all, but it'll do for now!

    Yes, I've done much the same, although only one floorboard was bad
    enough to need replacing. However I've found attacks in nearly every
    room but only in isolated patches. I've never seen a beetle so
    hopefully it's dormant. I've treated it where I can, but haven't gone
    to the lengths of removeing skirting or lifting all floorboards for
    complete access to joists - I've just lifted a few & sprayed along the
    joist as far as possible. Fingers crossed !!
