    Montgomery County, Maryland.  The Maryland-National Capital Park and
    Planning Commission (the Commission) is pleased to announce the
    offering of the above captioned site in North Potomac area of
    Montgomery County.
    
    The Commission is seeking competitive proposals from prospective
    concessionaires agreeing to operate the property in accordance with the
    Standards and Controls and other requirements of the Terms of Offering. 
    All proposals must include a plan to finance the cost of improving and
    operating the site.
    
    Property consists of approximately 41.7 acres and is currently improved
    with three indoor arenas, 123 stalls, several private residences, a
    dormitory building, mess hall and other auxillary structures.
    
    A Prospectus including detailed information, instructions and the
    necessary forms to be used in submitting a proposal is available at The

    The concessionaire shall be granted exclusive use and occupancy of the
    Property.  The Property is being offered in its "as is" condition
    without any representations or warranties of any kind whatsoever on the
    part of the Commission as to the present or future conditions of the
    Property.
                                         
    				Objectives
    
    The Commission's objectives are:
    
    	1. for the concessionaire to provide a full service
    equestrian facility for the public.  The services shall include,
    but not be limited to, group and individual instruction, boarding
    and other programs consistent with or complimentary (sic) to an
    equestrian center (i.e., horse shows, professional services such as
    veterinary, farrier and dental, food service and tack shop);
    	2. for the concessionaire to charge fees, subject to
    Commission approval, at reasonable prices which encourage maximum
    public participation.  Proposals which include programs that are
    designed for special needs populations will be given extra
    consideration in the evaluartion;
    	3. for the facilities to have hours of operation which are
    consistent with a public equestrian center;
    	4. for the concessionaire to improve the Property in a
    fashion which maximizes its accessibility, safety and attractiveness
    to the public;
    	5. for the concessionaire to assume all maintenance and upkeep
    obligations for the Property at no cost to the Commission (on a triple
    net lease basis);
    	6. for the equestrian center to operate at no cost to the
    Commission; and
    	7. for the Commission to receive rent, fees or other compensation
    in exchange for granting the concessionaire exclusive use of the
    Property.  
    
    Preferred Term of Agreement - 5 years, with renewal option of 5 more,
    etc., other options will be considered.
    
    Rents and Fees - "triple net lease" means that all rent, additional
    rent and other payments paid to the Commission by the concessionaire
    shall be absolutely net throughout the Agreement's term, free of any
    charges, assessments, impositions or deductions of any kind, without
    abatement, deduction, or set-off; with the concessionaire additionally
    being responsible for the payment of all operating expenses, real
    estate taxes, public and private assessments of any kind whatsoever
    and insurance premiums.
    
    The concessionaire shall propose and be required to pay, at a minimum,
    a base rent and a percentage of "gross receipts". (it then goes on to
    explain that gross receipts includes anything and everything received
    as income by the concessionaire.)

    Hi, I am not sure if this is covered in another note , please feel free
    to move this not a needed. I Live in Fountain Co. I am looking for 
    some land, with a well. I have 3 horsese which I would like to keep 
    on the land. I am not looking for an area that would supplement their
    diet, they are my babies and I will always feed them seperate, I would
    like to have a large enough area to put up some stalls, a place for 
    hay and a small Turn out area. If anyone has a section of land within
    a half an hour drive from Fountain Colo. Please let me know. I am very
